Architecture

Located in the Puntone district, between Via Garibaldi and Via della Dogana, in the entrance area to the Marina di Scarlino tourist port, the real estate complex has an almost triangular shape with a rather flat trend, slightly sloping westward. The residential volumes are characterized by two building bodies composed of four floors above ground (the last floor crowns the entire building with its generous terraces connected to the penthouses) plus a basement level for vehicle parking. The high plane-volumetric configuration of the site has allowed mitigating the visual impact of the buildings with respect to the environmental context which, despite its floors above ground, are lower than the surrounding buildings, giving the intervention an adequate urban connection. To enhance the Mediterranean climatic characteristics, the use of flat roofs and strongly overhanging terraces has been adopted to "extend" the interior living space also to the outside of the apartments, so as to enjoy the sun and the panoramic view towards the sea.

Typologies

The structures, made of reinforced concrete and insulated with thermal blocks, have been conceived with architectural simplicity to facilitate a modular internal distribution as flexible as possible, adaptable to both tourist and residential types. The Marina Residence consists of 35 apartments, divided between the two building bodies and between the various levels developed in height. The ground floor units have direct access from the common courtyard, while the apartments on the upper floors are accessible from multiple stairwells and elevators through which one accesses the common distribution balconies and the housing units. The 50 m² apartments are mainly located on the ground floor, although they are also found on the upper floors among the various types of units. They are characterized by their functional layout to make the best use of the interior space, ensuring everything necessary for the daily life of a couple. The apartments on the first floor are mainly of two types with an area of 70 m² and 80 m². Both feature an open-space living area with the possibility of closing off the kitchen area from the living room. The larger units are located between the second and third floors. This type, identified as a "penthouse", with an area of 90 m², is accessible from the common balcony on the second floor and an exclusive internal staircase leads to the upper level where there is a large open-space living area (living area) with the possibility of expansion towards the large exclusive terraces that crown the buildings.
