According to a survey by Immobiliare.it Insights, the market analysis arm of the Immobiliare.it group, the average gap in the city is around €360 per square meter (roughly €5,980 for new builds versus €5,620 for existing homes).

The comparison with the national average is striking: across Italy, the gap between new and existing properties exceeds €1,000 per square meter, while in major cities—Milan, Rome, and Naples leading the way—the gap narrows because even older properties have reached very high valuations.

An Immobiliare.it executive quoted by the newspaper explained that new construction is gaining ground because it “responds ever more precisely to what today’s homebuyers are looking for,” citing energy efficiency and the absence of renovation work as key factors.

An interesting phenomenon is unfolding in Milan’s historic center, where the trend reverses: older homes actually cost more than new ones, due to the presence of historic or luxury buildings (over €11,600 per square meter compared to just over €9,600 for new construction). A similar situation is seen in the Quadronno-Palestro-Guastalla neighborhood. In other areas, such as Porta Genova-Ticinese or Udine-Lambrate, it’s new construction that commands higher prices instead.

The same pattern holds in the surrounding metropolitan area, with new builds consistently priced slightly higher than existing homes in towns like Buccinasco, Vimodrone, and Cusago.

Looking at trends since 2021, prices for new homes for sale have risen by more than 31% nationally, compared to roughly 10% for existing properties. Rental prices show a similar pattern, with new construction rents climbing faster than those for existing units (+44% versus +34%), and in Milan, renting a new property today costs about €2.30 more per square meter than renting an existing one.

Amid this increasingly complex market landscape, companies like Columbus International offer a solid point of reference for those looking at Italian real estate from an international perspective. With offices in New York, Miami, Milan, and Tuscany, Columbus International bridges the Italian and U.S. real estate markets, guiding investors through every step of the purchasing process. With a portfolio available to browse online, prospective buyers can explore available opportunities with the confidence of working with a partner who understands both markets.

Source: La Repubblica Buying a home in Milan has become so expensive that the price difference between a new property and an existing one has shrunk to just a few hundred euros per square meter.
