The street dates to the mid-1800s, runs off a sliver of old New York called Love Lane, and is lined almost entirely with 19th-century carriage houses that were built to shelter horses, carriages, and staff. It became a landmarked district in 1965. Since then, it has been frozen, deliberately and almost defiantly, in another century.   <\/p>\n\n<p class=\"\">Number 28 just came to market at $5.795 million. It is the first property to list on College Place in several years, and given how rarely these addresses trade, it may be the last for quite some time. <\/p>\n\n<p class=\"\"><strong>What You&#8217;re Actually Buying<\/strong><\/p>\n\n<p class=\"\">The structure was built around 1899. It runs 2,640 square feet across two floors and has been kept, with what appears to be genuine conviction, almost entirely original. The tin ceilings are intact. The cast-iron radiators still work. The hardwood floors carry the particular patina that no restoration budget can convincingly replicate. The hay doors and carriage doors remain. So do the ornate moldings and transoms that date to the building&#8217;s working-stable days.      <\/p>\n\n<p class=\"\">This is not a property that has been &#8220;sensitively updated&#8221; or &#8220;thoughtfully restored,&#8221; the phrases that typically signal a gut renovation wearing period clothing. The previous owner, Robert Iannucci, a retired attorney, motorsports figure, and committed preservationist who passed away in December at 80, held the property since 2005 and appears to have treated stewardship as a point of personal principle. The result is something genuinely rare in a city that tends to renovate first and ask questions later: a building that still looks and feels like what it actually is.  <\/p>\n\n<p class=\"\">Three bedrooms and one and a half baths are distributed across the two floors. The ground floor is open and flexible, suitable as a garage, studio, or any number of uses that a buyer with a specific vision might bring to it. Skylights and oversized windows handle the light question well for a structure that predates the concept of open-plan living.  <\/p>\n\n<p class=\"\"><strong>The Market Logic<\/strong><\/p>\n\n<p class=\"\">The last carriage house to sell on College Place was number 32, which changed hands in 2022 for $6.45 million after being held by the same owner since 2009. The gap between those transactions tells you most of what you need to know about supply on this street: it is essentially zero on any given year. Buyers who want this kind of address don&#8217;t sell. They hold, often for decades, because nothing comparable exists to trade into.   <\/p>\n\n<p class=\"\">Brooklyn Heights itself is performing. The neighborhood&#8217;s combination of pre-war architecture, proximity to Brooklyn Bridge Park and the Promenade, and a single-stop subway connection to midtown Manhattan has kept it at the top of the borough&#8217;s desirability index for years. What College Place adds to that baseline is something the broader neighborhood cannot offer: genuine seclusion, genuine history, and the kind of address that operates more like a private enclave than a city block.  <\/p>\n\n<p class=\"\">For buyers accustomed to evaluating properties on price per square foot, this listing will resist easy analysis. At roughly $2,195 per square foot, it sits at the upper end of Brooklyn Heights comparables. But comparable, strictly speaking, is the wrong word. There is no recent sale of an intact 19th-century carriage house on a landmarked cobblestone mews in one of New York&#8217;s most prestigious neighborhoods to benchmark against. The scarcity is the valuation.    <\/p>\n\n<p class=\"\"><strong>The Buyer This Property Is Waiting For<br\/><\/strong><\/p>\n\n<p class=\"\">Listings like 28 College Place don&#8217;t attract buyers who are optimizing for square footage or amenity packages. They attract buyers who understand that certain properties exist outside the normal supply-demand calculus, that their value is anchored in irreplaceability rather than replacement cost. In New York&#8217;s luxury market, that category of buyer is increasingly international, increasingly sophisticated, and increasingly drawn to assets that carry genuine historical weight alongside their financial one.  <\/p>\n\n<p class=\"\">For European buyers in particular, the concept of owning a piece of authenticated 19th-century urban fabric in one of the world&#8217;s great cities translates immediately. This is the kind of property that requires no explanation in Milan or Florence.
