But it&#8217;s incomplete, and for foreign investors sizing up one of the world&#8217;s most dynamic real estate markets, it mistakes turbulence for decline.  <br\/><br\/>Florida is not declining. Florida is repricing. And for international capital, those are very different things. <\/p>\n\n<p class=\"\">Between 2019 and 2023, the Sunshine State absorbed a net $137 billion in income from domestic transplants alone, according to Miami Realtors&#8217; analysis of IRS migration data. The average income of people who relocated to Florida from another U.S. state was $122,530, the highest of any state in the country. These weren&#8217;t retirees chasing sunshine on a fixed income. They were high earners, entrepreneurs, and portfolio managers making a deliberate economic decision. Foreign investors would be wise to notice who their neighbors in this market would be.    <\/p>\n\n<p class=\"\"><strong>The Numbers That Actually Matter<br\/><\/strong><\/p>\n\n<p class=\"\">In Miami-Dade, the share of homes valued above one million dollars has risen from 8% in 2019 to 28% in the first quarter of 2026. In Palm Beach County, nearly one in three homes now carries a seven-figure price tag. To a cost-sensitive domestic buyer, those figures register as alarm bells. To a foreign investor comparing Miami to London, Singapore, or Zurich, they register as confirmation that this market has arrived at a different tier entirely.   <\/p>\n\n<p class=\"\">Miami is no longer a regional American city with a beach. It is a global city with a tax structure that most of its international peers cannot match. Florida levies no state income tax. The regulatory environment for property ownership is relatively straightforward for foreign nationals. And the U.S. dollar, whatever its fluctuations, remains the world&#8217;s reserve currency, giving dollar-denominated assets a baseline appeal that euro or sterling-priced markets simply cannot offer.    <\/p>\n\n<p class=\"\">Cash is also king here, and foreign buyers are well positioned to use that advantage. Roughly 39% of Miami home purchases in recent years were all-cash transactions. For luxury condos above one million dollars, that share climbed to 82% in 2025. Sellers in this market know what a clean, fast offer looks like, and international buyers who arrive with liquidity rather than financing contingencies are not at a disadvantage. They are, structurally, preferred.    <\/p>\n\n<p class=\"\"><strong>Why the Supply Story Is a Feature, Not a Bug<br\/><\/strong><\/p>\n\n<p class=\"\">One of the counterintuitive arguments for investing in Florida right now is the very constraint that frustrates domestic buyers: supply is tight, and building at scale in prime locations is genuinely difficult. Zoning, coastal regulations, and the sheer pace of demand have kept inventory below what the market needs. For a long-term holder, restricted supply combined with sustained demand is not a problem. It is the fundamental condition for value preservation.   <\/p>\n\n<p class=\"\">The wealthy transplant wave that reshaped Florida over the past five years isn&#8217;t reversing. The structural advantages, no income tax, year-round climate, direct flight access to Latin America and Europe, a business-friendly regulatory climate, have not changed. What has changed is the buyer profile. The market has effectively self-selected toward higher net worth, which tends to create a more stable demand floor than broad-based middle-income ownership ever does.   <\/p>\n\n<p class=\"\">Gay Cororaton, chief economist for the Miami Realtors, put it plainly: wealth migration has been the primary factor driving prices, &#8220;with prices continuing to climb due to strong demand, even when mortgage rates started to hit over 5% in 2022 and as rates have remained elevated to over 6.5% to date.&#8221; A market that holds its price level through one of the sharpest rate-tightening cycles in modern history is not fragile. It is deep.  <\/p>\n\n<p class=\"\"><strong>The International Angle No One Is Talking About Loudly Enough<br\/><\/strong><\/p>\n\n<p class=\"\">Florida&#8217;s geographic position is an underappreciated asset for foreign investors specifically. Miami is the de facto financial capital of Latin America, the landing point for Brazilian, Colombian, Mexican, and Argentine capital that has been flowing into South Florida real estate for decades. The European buyer base, historically strong in coastal markets, has grown steadily as well. Italian, French, and German investors have been increasing their exposure to Florida for several years, drawn by yield comparisons that favor American real estate over what&#8217;s available domestically.   <\/p>\n\n<p class=\"\">For a foreign national, the combination of a relatively liquid resale market, strong rental demand in urban cores and resort areas alike, and a legal framework that doesn&#8217;t disadvantage international ownership makes Florida a serious portfolio consideration rather than a purely aspirational one. The infrastructure of international investment, the brokers, the attorneys, the property managers with multilingual capability, is already built here. This isn&#8217;t a frontier market requiring patience.
